Private investor funding:
We actively seek private investors who have a serious interest in being involved in residential property investment and development and we look to match them with like minded property developers and land owners with suitable sites.
The usual process is we meet an investor and they confirm how much they wish to invest in a project and we then find a suitable situation.
We will make available to the investor details and costings of the project so they can do their own research and verify the information provided.
If they are happy with this a Heads of Agreement is drafted between their solicitor and the borrower and then a loan agreement and a legal charge are produced. (Sometimes the lending is on a First Charge and sometimes on a Second Charge).
Depending on the terms in the Loan Agreement monies are normally then released on Quantity Surveyors valuations in Stage Payments.
In the agreement the exit route is also defined (This is usually via remortgages)
